Frontera Vista is a highly visible 43-acre mixed-use land site within the La Frontera master-planned community, just north of Austin, Texas. The site is located in the heart of Central Texas’ northern growth corridor and is a unique development opportunity in one of the country’s leading growth markets – Round Rock, Texas.
Description: The project will be an office and mixed-use development consisting of up to 2.0 million net rentable square feet that will be constructed in three or four phases. PUD zoning allows up to 0.8:1 FAR and no additional public approvals are required. Area amenities include 880,000 square feet of existing retail, a full-service Marriott hotel, two urban-density high end apartments, a 60-acre regional lifestyle center planned for 2007, and easy access to Interstate-35, the new SH-45, and the new North Loop-1 extension.
Location: Frontera Vista is situated at the confluence of three major regional arterial highways: Interstate-35, the new SH-45 and the new North Loop-1 extension. Both SH-45 and the new North Loop-1 extension are scheduled to open in phases starting in the fourth quarter of 2006. The new roadways will provide quick and convenient access to all areas of Austin from the La Frontera site.
The property is in close proximity of major employers and retailers such as the Dell Headquarters, a 300-room full-service Marriott Hotel, Kohl’s, World Market, Sam’s Club, Lowe’s Circuit City, along with many restaurants and retail clusters.
Size: The site plan anticipates the construction of a 1,574,000 square foot office; 357 multifamily units, and 37,150 square feet of retail.
